# Hamilton home prices, September 2026: what they mean for a reverse mortgage

Prices in Hamilton slipped again in September. The percentage you can borrow at your age stays the same, but the value it applies to has moved.

[ReverseMortgageHamilton.ca](/) tracks Hamilton home prices for September 2026 because a home’s value sets how much a reverse mortgage can provide. The Cornerstone Association of REALTORS, Hamilton’s real estate board, released its September figures in early October. Prices were lower than a year earlier across every measure.

## The September 2026 numbers

The benchmark price for a typical Hamilton home was **$664,500** in September 2026. That was down 0.9% from August and down 6.0% from September 2025 ([Cornerstone, market update](https://cornerstone.inc/articles/cornerstone-real-estate-market-update-september-2026)). Bill Duce, Cornerstone’s CEO, described benchmark prices as “relatively steady month-over-month.”

The board’s monthly report for Hamilton shows the rest ([Cornerstone, Hamilton Monthly Indicators](https://cdn.agentbook.com/accounts/ZjLJD68FI0/assets/documents/September%202026%20Hamilton%20Monthly%20Indicator.pdf)).

| Measure, all home types unless noted | September 2025 | September 2026 |
| --- | --- | --- |
| Median sale price | $702,500 | $640,000 (down 8.9%) |
| Average sale price | $776,906 | $714,420 |
| Median, detached houses | $768,250 | $692,500 |
| Median, townhouses, condos and semis | $600,000 | $565,000 |
| Homes sold | 486 | 376 |
| Days on market | 40 | 46 |
| Months of supply | 5.0 | 4.8 |

Fewer homes sold, and they took longer to sell. Months of supply means how long the homes for sale would last at the current pace of sales.

## Prices by district

District averages tell a more local story. The table below uses each district’s average sale price over the 12 months to September 2026 ([Cornerstone, housing statistics](https://cornerstone.inc/hamilton-burlington-haldimand-niagara-north-housing-statistics)). Every district was lower than a year earlier, from a 1.8% drop in rural Flamborough to a 9.2% drop in Glanbrook.

Amounts use about 50.5% of the value at 65, 53% at 70 and 58% at 75, the ceilings on the market's highest-lending products. Prices and amounts are rounded to the nearest $1,000. Your own home and the appraisal set the real figure.

## What lower prices mean for a reverse mortgage

The percentage you can borrow at your age doesn’t change when prices fall. It’s about 53% of the home’s value at 70, for example. What changes is the value that percentage applies to.

For example, take the all-homes median price. At age 70, a home at the September 2026 median of $640,000 could provide up to about **$338,000**. Because the percentage stays the same, a price that is 8.9% lower means an amount that is 8.9% lower too, and a rise in price works the same way in reverse.

### The appraisal sets the real figure

Board averages and medians are a starting point, not your home’s value. A lender’s appraiser visits your home and sets its value, and the amount adjusts to that appraised value. A well-kept house on a good street can appraise above its district’s average. The [Hamilton reverse mortgage calculator](/tools/reverse-mortgage-calculator-hamilton/) gives a first estimate from a value you enter.

### Lower prices don’t change the protections

When the mortgage becomes due, you can never owe more than your home is worth, provided the property taxes are paid, the house stays insured and repairs are kept up. It’s typically called the no negative equity guarantee. A softer market doesn’t change that.

Interest is added to what you owe, though rising home values often cancel out some or all of it. Across Canada, borrowers keep roughly half of their home’s value on average. The guide to [what a reverse mortgage costs in Hamilton](/guide/reverse-mortgage-cost-hamilton/) lists the one-time costs. Anyone thinking about selling instead can compare the [cost of downsizing in Hamilton](/guide/downsizing-in-hamilton-cost/).
