The rate, the one-time fees and the interest that builds over time, worked out with real Hamilton numbers from September 2026.

Updated October 15, 2026. 6-minute read. Published by Dominion Lending Centres Homestead Financial.

The short answer

A reverse mortgage in Hamilton costs about $2,000 to $3,500 in one-time fees, including independent legal advice of about $800 to $1,200. Advertised 5-year fixed rates ran 6.23% to 6.94% on September 17, 2026. Interest is added to the balance, so $150,000 grows to about $203,900 to $211,000 in five years.

[ReverseMortgageHamilton.ca](/) explains what a reverse mortgage costs for a Hamilton homeowner aged 55 or older, in plain numbers. The reverse mortgage cost in Hamilton comes in three parts: one-time fees to set it up, interest that is added to the balance, and a few later costs that only apply in some situations.

Every figure below is the same across Ontario. No reverse mortgage lender prices by city, so a home in Ancaster and a home in the lower city see the same advertised rates.

## What are the one-time costs of a reverse mortgage in Hamilton?

One-time costs usually total about $2,000 to $3,500, and a little more with a high set-up fee and an old mortgage to discharge. That covers an appraisal of about $350, a lender set-up fee of $795 to $1,795, independent legal advice of about $800 to $1,200, and $300 to $400 to discharge an old mortgage if you have one. The set-up fee is built into the mortgage.

| Cost | Typical amount | Good to know |
| --- | --- | --- |
| Appraisal | About $350 | Usually the only cost paid before closing |
| Lender set-up fee | $795 to $1,795 | Rolled into what you borrow |
| Independent legal advice | $800 to $1,200 | Your own lawyer, in Ontario |
| Discharge of an old mortgage | $300 to $400 | Only if one is being paid off |

Because the set-up fee is part of the mortgage, it collects interest along with the rest of the balance. Some lenders also cover the appraisal until closing.

### Legal advice costs more than some paperwork shows

Independent legal advice (a meeting with your own lawyer, who acts only for you) costs about $800 to $1,200 in Ontario. Some lender paperwork shows $300 to $500, which is less than Ontario lawyers usually charge for this work.

Lenders generally want this meeting held in person at the lawyer’s office. You can choose any independent Ontario lawyer you like.

### The broker costs you nothing

Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for you at no charge. The lender you choose pays the brokerage after the mortgage funds, and all four lenders pay the same. Those four are HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom.

## What interest rate does a Hamilton reverse mortgage charge?

Advertised 5-year fixed rates ran from 6.23% to 6.94% when checked on September 17, 2026. That’s the same range in Hamilton as anywhere else in Ontario, because no lender sets its rates by city. Shorter terms and variable rates also exist, but the 5-year fixed is the usual choice.

There are no required monthly mortgage payments. Property taxes, home insurance and upkeep stay yours to pay. Some lenders let you make optional payments, and some lenders allow up to 10% of the balance a year without a charge.

## How much does the interest add up to over time?

Interest compounds twice a year and is added to the balance instead of being paid each month. On $150,000, five years at 6.94% brings the balance to about $211,000. At 6.23%, the same $150,000 grows to about $203,900. The gap between the lowest and highest advertised rate is about $7,100 over five years.

| After | Balance at 6.23% | Balance at 6.94% |
| --- | --- | --- |
| 1 year | $159,500 | $160,600 |
| 2 years | $169,600 | $171,900 |
| 3 years | $180,300 | $184,100 |
| 4 years | $191,700 | $197,100 |
| 5 years | $203,900 | $211,000 |

These figures use advertised rates from September 17, 2026, with nothing repaid. You only pay interest on money you actually take. Any amount you’re approved for but don’t take costs nothing.

## Does the interest mean your equity disappears?

No. Interest is added to what you owe, though rising home values often cancel out some or all of it. Borrowers across Canada hold on to about half of their home’s value on average. Growth isn’t guaranteed, though: Hamilton’s benchmark price fell about 6% in the year to September 2026, and a home’s value can stay flat or fall for a while.

The benchmark figure comes from the [Cornerstone Association of REALTORS, September 2026 market update](https://cornerstone.inc/articles/cornerstone-real-estate-market-update-september-2026). It stood at $664,500, down 6.0% from a year earlier.

When the mortgage becomes due, you can never owe more than your home is worth, if taxes, insurance and repairs have been taken care of. It’s typically called the no negative equity guarantee, and it comes with all four lenders.

### An illustrative Hamilton example

For example, take an illustrative couple whose younger spouse is 70, in a home worth Hamilton’s September 2026 benchmark price of $664,500. At 70, a reverse mortgage could provide up to about $351,000 on that value. They take $150,000 and leave the rest untouched.

At 6.94%, their $150,000 grows to about $211,000 after five years. If their home’s value stayed flat at $664,500, about $453,500 of it would still be theirs. Rising Hamilton prices would leave them more, and falling prices would leave them less. ## What costs can come later?

Three later costs are worth knowing about. The rate resets when each term ends, money you take later is charged at that day’s rate, and repaying in the first few years carries a charge. None of these applies unless that situation actually happens to you, and each one can be planned for ahead of time.

### When the term ends

Nothing is due when a term ends. The mortgage renews at the lender’s rate at that time, which can be higher or lower than today’s advertised rates.

### Money taken later

Later amounts are charged at the rate on the day you take them. Some lenders add a premium on later amounts, and some charge a small fee, about $50, per request.

### Repaying early

Repaying in the first years carries a charge. It’s either a percentage of the amount repaid or a few months’ interest, and it shrinks each year. It falls to $0 after year 5 at some lenders and after year 10 at others. There’s no charge at any lender when the mortgage is repaid after a death.

### Property tax stays yours

Property taxes must be kept paid on a reverse mortgage. Hamilton homeowners 65 and older with lower incomes can sometimes put off their tax instead, through [Hamilton’s property tax deferral for seniors](/guide/hamilton-property-tax-deferral-seniors/), but the two are one route or the other.

## How does that compare with selling and moving?

Selling and moving has its own costs, and they’re paid once and gone. For example, selling a [Hamilton Mountain](/service-areas/hamilton-mountain/) home at the district’s 12-month average of $684,102 and buying a $565,000 townhouse or condo would cost about $47,800 in commission, HST, land transfer tax, legal fees and movers.

That’s about the interest a $150,000 reverse mortgage at 6.94% would add in a little over four years. Neither route is right for everyone. The line-by-line figures are in [what downsizing in Hamilton really costs](/guide/downsizing-in-hamilton-cost/).

## The bottom line

A Hamilton reverse mortgage costs about $2,000 to $3,500 to set up, and the interest is added to the balance instead of being paid each month. How much that interest matters depends on the rate, how much you take and what your home's value does over time.
