Reverse mortgages in Hamilton

# Paying for home care in Hamilton: public care, private help and your home

Paying for home care in Hamilton starts with publicly funded care from Ontario Health atHome, which covers nursing, therapy and personal support once you're assessed. Many families pay for extra private help on top. A reverse mortgage can pay for that help with monthly deposits or a lump sum, with no required monthly mortgage payments.

[ReverseMortgageHamilton.ca](/) is a Hamilton reverse mortgage information website, and this page covers paying for home care in Hamilton when public care isn’t quite enough. It starts with what the government pays for, then the City help that keeps seniors at home, then how a home’s value can pay for more care.

## What publicly funded home care covers in Hamilton

Publicly funded home care in Hamilton comes through **Ontario Health atHome**, Hamilton Niagara Haldimand Brant area ([Ontario Health atHome, HNHB](https://ontariohealthathome.ca/region/hamilton-niagara-haldimand-brant/)). A care coordinator assesses what you need, and the services are free once you’re found eligible.

Covered care can include care coordination, nursing, physiotherapy, occupational therapy, nutrition counselling, speech therapy, social work, personal support and medical supplies ([Ontario Health atHome, home care](https://ontariohealthathome.ca/home-care/)). General housekeeping is not typically provided.

### Some services have a wait

The area’s in-home waitlist on August 31, 2026 showed **594 people waiting for occupational therapy** and **27 waiting for nursing** ([Ontario Health atHome, HNHB waitlists](https://ontariohealthathome.ca/region/hamilton-niagara-haldimand-brant/hnhb-waitlists/)). The same list showed 5 waiting for personal support. Publicly funded hours also have limits, so many families add private help.

## What families pay for on top

Private help usually fills the gaps: extra personal support hours, overnight care, cleaning, meals and rides. There is no official government figure for what private home care costs in Hamilton. Agencies set their own prices.

The closest official number is a wage. Job Bank lists a **median wage of $22 an hour** for home care personal care providers in the Hamilton and Niagara Peninsula region ([Job Bank, wages](https://www.jobbank.gc.ca/marketreport/wages-occupation/20676/ON)). That is what the worker earns, not what an agency charges you. Ask any agency for its hourly rate in writing.

## City help that keeps seniors at home

Smaller City programs make staying home easier and cheaper.

- **Snow clearing subsidy:** $450 a season, paid in two $225 instalments, for homeowners 65 or older or with a physical disability, with no able adult in the home, who meet the income limits. It covers the sidewalk and access to the front door. Applications run November 1 to March 31, or until the program is full ([City of Hamilton, Snow Clearing Subsidy](https://www.hamilton.ca/people-programs/financial-stability-supports/support-programs/snow-clearing-subsidy)).
- **HSR bus fares:** a seniors’ annual pass costs **$475**, and riders **80 and older ride free** with a Golden Age PRESTO card ([City of Hamilton, HSR fares](https://www.hamilton.ca/home-neighbourhood/hsr/fares/fares-photo-ids)).
- **Seniors centres:** the City runs the Ancaster Senior Achievement Centre, the Flamborough Seniors Centre in Waterdown and the Sackville Hill Seniors Recreation Centre on the Mountain ([City of Hamilton, Seniors centres](https://www.hamilton.ca/things-do/recreation/locations/seniors-centres)).

## How care at home compares with long-term care

Long-term care has a set monthly co-payment, the same in every Ontario home. From July 1, 2026, the most a resident pays is **$2,129.17 a month for a basic room**, $2,567.17 for semi-private and $3,041.97 for private ([Government of Ontario](https://www.ontario.ca/page/get-help-paying-long-term-care)). The guide on [what happens to a Hamilton house in long-term care](/guide/long-term-care-hamilton-house/) covers that move in detail.

Paying for more help at home is the other path. A reverse mortgage is one way to fund it.

## How a reverse mortgage pays for care at home

With a reverse mortgage, owners aged 55 or more borrow against the house and face **no required monthly mortgage payments**. Property taxes, home insurance and upkeep stay yours to pay.

### Monthly deposits or a lump sum

You choose how the money arrives: a lump sum, monthly deposits, or a mix. Monthly deposits suit ongoing care, because the money arrives as the bills do. Interest is charged only on money you actually take.

### The money is not income

The money is a loan, so it isn’t taxed and doesn’t reduce Old Age Security (OAS) or the Guaranteed Income Supplement (GIS). It also doesn’t count toward the income-tested cost of a subsidized long-term care bed. Interest earned on money left in savings does count, which is another reason monthly deposits often suit care.

### A spouse stays protected

When both spouses are borrowers, the mortgage stays in place while either one lives in the home. If one spouse moves into care, nothing is triggered. The spouse at home keeps living there with no requalification and no deadline.

### If the last borrower moves into care

The mortgage becomes due when the last borrower moves out permanently, including a permanent move to long-term care. A short hospital or rehab stay is not a move. Families commonly have up to a year to settle it. The early-repayment charge is often reduced by roughly half on standard products, and one lender drops it altogether.

An empty house can also bring a City tax question. The City’s Vacant Unit Tax has an exemption while the principal resident lives in a hospital, long-term care or supportive care facility ([City of Hamilton, Vacant Unit Tax](https://www.hamilton.ca/home-neighbourhood/property-taxes/vacant-unit-tax)). The guide to the [Vacant Unit Tax and long-term care](/guide/hamilton-vacant-unit-tax-long-term-care/) explains how to declare.

## What stays protected

When the mortgage becomes due, you can never owe more than your home is worth, if taxes, insurance and repairs have been taken care of. It’s typically called the no negative equity guarantee. All four lenders are government regulated, and all four include it along with required independent legal advice: HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom.

What you owe grows with interest, but growth in the home’s value frequently balances part or all of that. Across Canada, borrowers keep roughly half of their home’s value on average. The guide to [what a reverse mortgage costs in Hamilton](/guide/reverse-mortgage-cost-hamilton/) lists every one-time cost.

## Help from a broker, by email first

Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada and puts your options in writing. It is all done by email, phone and video call, with a son or daughter in copy if you wish. The service is free to you: the lender you choose pays the brokerage after the mortgage funds. If the house itself needs changes for care, such as a stair lift or a walk-in shower, read about [paying for renovations so you can stay home](/renovations-to-stay-in-your-home-hamilton/).

## What's included when you ask for help

- Works out how much your home could provide, after anything you owe
- Compares every reverse mortgage lender in Canada for your home
- Sets up monthly deposits, a lump sum or a mix of both
- Explains what happens if one spouse later moves into care
- Explains what happens if the last borrower moves into long-term care
- Sends your options and the recommendation in writing, by email
- Copies your son or daughter on every email, and joins three-way calls
- Points you to City and Ontario programs that may help first

## Questions people ask

**Does reverse mortgage money affect Old Age Security or the Guaranteed Income Supplement?**

No. The money is a loan, not income. It isn't taxed and doesn't reduce OAS or GIS. Interest you earn on money left sitting in savings does count as income, so many families take care money as monthly deposits instead of one large amount.

**Can a spouse stay in the home if the other spouse moves into long-term care?**

Yes. When both spouses are borrowers, nothing is triggered while one of them still lives in the home. The spouse at home doesn't have to requalify or repay anything.

**What happens when the last borrower moves into long-term care?**

The mortgage becomes due once the last borrower moves out permanently. Families commonly have up to a year to settle it. The early-repayment charge is often reduced by roughly half on standard products, and one lender drops it altogether.

**Does publicly funded home care in Hamilton include housekeeping?**

No, not typically. Ontario Health atHome covers care such as nursing, therapy and personal support once you're assessed. General housekeeping is usually something families arrange and pay for privately ([Ontario Health atHome, home care](https://ontariohealthathome.ca/home-care/)).

**Do you pay anything for a broker to shop the lenders?**

No. Richard's help costs you nothing. After your mortgage funds, the lender you picked pays the brokerage, and each of the four pays the same amount, so his advice isn't steered by who pays more.

Some options simply aren't on offer if you phone lenders yourself. Of the four, one works with brokers alone and a second keeps its biggest amounts for broker clients. For that reason Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada, and recommends the option that offers the best overall value for you.
