Why Ancaster homeowners ask about reverse mortgages

Plenty of home value, a fixed income

Many Ancaster owners have a valuable house and a modest monthly income. The value is there, but it can't pay for care or a new roof until it's turned into money.

Too valuable for the City's rebate

The City's $241 seniors rebate only applies to homes assessed at or below $505,694. Many Ancaster homes are assessed above that line.

Helping children with Ancaster prices

Ancaster has the highest average price of Hamilton's urban districts, so buying nearby is out of reach for some grown children. Some parents want to help with a down payment now.

A big approval, a smaller need

A high value can mean an approval far larger than the need. Every dollar taken collects interest, so the size of the approval isn't the goal.

ReverseMortgageHamilton.ca gives Ancaster homeowners 55 and older plain answers about reverse mortgages. Ancaster’s home values are the highest of Hamilton’s urban districts, so the amounts are larger here. This page explains those amounts, Ancaster’s 2026 taxes, and why taking less is often the better choice.

Ancaster homes and what they mean for the amount

Ancaster’s history goes back to the 1790s. It was named in 1793, and its Old Town Hall was built in 1871 (The Canadian Encyclopedia). Heritage buildings, the Old Town Hall among them, still stand in the old village, with newer streets of larger homes around it.

The average Ancaster sale over the 12 months to September 2026 was $1,083,338, the highest of Hamilton’s urban districts (Cornerstone Association of REALTORS). On that value, a reverse mortgage could give up to about $548,000 at 65, $573,000 at 70 and $626,000 at 75.

Those are ceilings, not targets. You may need far less, and the amount you take is the only part that collects interest.

The highest-lending products, and what they cost

The amounts above use the market’s highest-lending products. For borrowers 70 and older these reach up to 60% of the home’s value, or about $650,000 on a $1,083,338 home, and they charge a higher rate on the entire balance, not just on the extra.

A standard product lends less, often up to about 55% of the value, at a lower rate. In Ancaster, 55% of an average home is still about $596,000, so a standard product often covers the need, and the extra ceiling rarely helps you.

Taking the money in stages

You don’t have to take everything at once. Lenders typically ask for a first amount of roughly $20,000 to $25,000, and some let you draw more later.

Some charge their current rate on later draws, others add a premium, and some charge a small fee for each one. Those differences are part of what gets compared before you choose a lender.

Ancaster’s 2026 tax rate and the seniors programs

Ancaster’s 2026 residential rate depends on transit and fire service. It’s 1.428% for urban homes with full-time fire service, and as low as 1.252% for rural homes with volunteer fire. On the City’s example of a home assessed at $387,100, that’s $5,526 or $4,848 a year (City of Hamilton, 2026 tax rates).

Ancaster’s urban rate is lower than the 1.557% paid in the former City of Hamilton, but higher assessed values mean a larger bill in dollars.

The City’s $241 seniors rebate has a home value limit: the assessed value must be at or below $505,694 (City of Hamilton, Tax Assistance Programs). Many Ancaster homes are assessed above that line. Check the assessed value printed on your own tax bill before ruling it in or out.

Ontario’s Senior Homeowners’ Property Tax Grant is different. It pays up to $500 a year to homeowners 64 and older, based on income, with no home value test. A single owner gets the full amount at an adjusted family net income of $35,000 or less, and a couple at $45,000 or less (Government of Ontario).

An illustrative Ancaster example

Here is a composite example, not a real client. An illustrative couple, the younger spouse 75, own a house in Ancaster worth about the district average of $1,083,338. At 75, a reverse mortgage could give them up to about $626,000.

They need $150,000: part to help their daughter with a down payment, part for help at home. The $626,000 comes from a highest-lending product, at a higher rate on the whole balance. A standard product lends less, often up to about 55% of the value (about $596,000 here), at a lower rate. Because $150,000 fits easily inside a standard product, the lower rate is worth more to them than the bigger ceiling.

They take $150,000 and pay interest only on the $150,000. What you owe grows with interest, but growth in the home’s value frequently balances part or all of that; on average, borrowers in Canada end up keeping around half of their home’s value. No monthly mortgage payment is required of them, though the taxes, insurance and upkeep stay theirs.

Who it fits in Ancaster, and who it doesn’t

A reverse mortgage tends to fit Ancaster owners with a valuable home, a modest income and a clear need: help for a child buying a home, paying for home care, or repairs. It also fits owners who want to keep taking part at the City’s Ancaster Senior Achievement Centre, 622 Alberton Road South (City of Hamilton, Seniors Centres).

It’s usually a poor fit if you already plan to sell and move to something smaller. The downsizing cost guide and the reverse mortgage cost guide show both sets of costs.

For an Ancaster home, the comparison matters most on the rate, because a large balance makes every fraction of a point count. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada. Whichever lender you choose pays the brokerage after the mortgage funds, so the comparison costs you nothing.

Ancaster reverse mortgage questions

How much could a reverse mortgage give on an Ancaster home?

On Ancaster's 12-month average of $1,083,338, it's up to about $548,000 at 65, about $573,000 at 70 and about $626,000 at 75. Those amounts use the market's highest-lending products, which charge a higher rate on the whole balance. A standard product lends less, often up to about 55% of the value, at a lower rate.

Should you take the biggest amount you qualify for?

No. Interest is charged only on money you take, so taking what you need keeps the balance smaller. Unused approval stays untouched and costs nothing, and some lenders let you draw more later.

Can an Ancaster homeowner get the City's seniors rebate?

Yes, if the home and income qualify. The home must be assessed at or below $505,694, your combined income must be $44,568 or less, and you must be 65 or older. Many Ancaster homes are assessed above that line. Ontario's Senior Homeowners' Property Tax Grant of up to $500 is based on age and income instead.

What is Ancaster's 2026 property tax rate?

It depends on transit and fire service. In 2026 it's 1.428% for urban homes with full-time fire, and down to 1.252% for rural homes with volunteer fire. On the City's example of a $387,100 assessment, that's $5,526 or $4,848.

Does a large rural Ancaster lot qualify?

Yes, with some lenders. Rural properties qualify with some lenders, sometimes for a smaller amount than a home in town. The appraisal and each lender's rules for the location decide it.
