ReverseMortgageHamilton.ca explains reverse mortgages in plain words for homeowners 55 and older in Waterdown and the rest of Flamborough. This page covers village and rural home values, how rural properties qualify, the 2026 tax rates, and helping a child buy nearby.
Waterdown and Flamborough homes and what they mean for the amount
Waterdown has an old village core with newer subdivisions around it. Like the rest of Flamborough, it has been part of the City of Hamilton since the 2001 amalgamation, and the City still sets Flamborough’s own tax rates (City of Hamilton, by-law 26-064).
The rest of Flamborough is mostly countryside, with hamlets such as Carlisle, Freelton and Rockton between the farms.
The two parts have different price levels. Over the 12 months to September 2026, the average Waterdown sale was $931,294, and the average in rural Flamborough was $1,223,398 (Cornerstone Association of REALTORS). On the Waterdown average, a reverse mortgage could give up to about $471,000 at 65 and $538,000 at 75.
Rural Flamborough properties
Rural properties qualify with some lenders, sometimes for a smaller amount. On the rural Flamborough average of $1,223,398, the age-based ceiling is up to about $618,000 at 65 and $707,000 at 75. Your own number comes from the appraisal and each lender’s rules.
The home must be your main residence, the place you live at least six months of the year. A cottage or a rental property can’t qualify.
If you spend part of the winter away, that’s fine as long as the home stays your main residence. When you’re gone more than 30 days in a row, have someone check on the property, which matters more on a rural lot with a well, a pump or a long laneway.
Flamborough’s 2026 tax rates and local help
Hamilton sets tax rates by area. Homes inside the transit service area count as urban and homes outside it as rural, and the type of fire service matters too (City of Hamilton, Area Rating).
In 2026, urban Flamborough homes pay 1.319% with composite fire service. Rural homes pay 1.280% with composite fire service or 1.247% with volunteer fire. On the City’s example of a home assessed at $387,100, that’s $5,106, $4,956 or $4,828 a year (City of Hamilton, 2026 tax rates).
The City operates the Flamborough Seniors Centre at 163 Dundas Street East in Waterdown (City of Hamilton, Seniors Centres). For winter, the City’s Snow Clearing Subsidy pays $450 a season to eligible owners 65 and older on a low income, and the City lists Flamborough Connects as a community snow-clearing option (City of Hamilton, Snow Clearing Subsidy).
The City’s seniors tax programs apply in Flamborough too. If you’re 65 or older with a combined income of $44,568 or less, the Hamilton property tax deferral guide explains what you could defer or get back before you borrow anything.
An illustrative Waterdown example
Here is a composite example, not a real client. An illustrative couple, both 70, own a village house in Waterdown worth about the district average of $931,294. At 70, a reverse mortgage could give them up to about $492,000.
Their son wants to buy his first home nearby. They take $100,000 of the $492,000 and give it to him toward the down payment. As a first-time buyer, he may also get up to $4,000 back on Ontario’s land transfer tax (Government of Ontario).
The couple stay in their house with no required monthly mortgage payments, and pay interest only on the $100,000. They keep paying the taxes, insurance and upkeep.
What you owe grows with interest, but growth in the home’s value frequently balances part or all of that. If they need more later, for help at home or a new roof, lenders that allow later draws can pay it from the rest of the approval. Helping your child buy a home has more on how this works.
Who it fits in Waterdown and Flamborough, and who it doesn’t
A reverse mortgage tends to fit owners who want to stay on their land or in the village, help family now, or keep up an older house. Renovations to stay in your home covers that last need.
It’s usually a poor fit if you plan to sell within a few years, or if a smaller home would cost less overall. The downsizing cost guide and the reverse mortgage cost guide lay out both sets of costs.
In Waterdown and rural Flamborough, which lenders will lend, and how much, can change with the property itself. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada. He sends the options in writing and charges you nothing: the lender you choose pays the brokerage after the mortgage funds.
