This is a planning figure, not an approval: each lender applies its own rules to its own appraisal. Draw less than the maximum if you like, since interest only runs on what you draw.
How each box is worked out
The first box multiplies the home's value by a percentage tied to the youngest owner's age: roughly 46% at 55, 50.5% at 65, 53% at 70, and 60% at 78 and over. Those match the percentages in the main estimate form.
The second box takes off what you still owe, because that debt is cleared from the same money on day one. In effect the reverse mortgage replaces the old one; it isn't extra money added on top.
The last box is a cost, money that leaves your pocket. It totals an agent's commission of 4.5% (halfway between the common 4% and 5%) with 13% HST on top, Ontario land transfer tax on the next home, legal fees of roughly $1,200 for the sale and $1,500 for the purchase, and $2,500 for the move. There is no Hamilton land transfer tax to add. The smaller home is priced at the Hamilton median for townhouses, condos and semi-detached homes in September 2026, $565,000 (Hamilton Monthly Indicators, September 2026 (ITSO)), or three quarters of your home's value if your home is worth that or less. It ignores staging, repairs and furniture, so expect the true bill to run higher.

Average sale price, all home types, over the 12 months to September 2026: Cornerstone Association of REALTORS (ITSO data). Amounts use about 50.5% of the value at 65, 53% at 70 and 58% at 75, the ceilings on the market's highest-lending products. Prices and amounts are rounded to the nearest $1,000. Your own home and the appraisal set the real figure.
Calculator questions
Can I rely on this number?
Use it for planning, not as an approval. Its age percentages match the main estimate form and lean toward the high end of what lenders will lend. Your actual figure depends on which lender, what the appraiser says the house is worth and, for couples, both of your ages.
Where do the starting values come from?
They are the Cornerstone Association of REALTORS figures for each Hamilton district: the average sale price of every kind of home over the 12 months to September 2026. Yours could be higher or lower, so type in your own value if you have one.
Why does a move cost less here than in some places?
Buying in Hamilton means paying Ontario's land transfer tax and nothing more. Toronto is the only city in Ontario that charges its own land transfer tax. Agent commission, lawyers and movers are still part of the bill.
Does the calculator keep what I enter?
No. Everything is worked out on your own device, nothing leaves the page, and your credit is never checked.
