ReverseMortgageHamilton.ca helps Stoney Creek homeowners 55 and older understand what a reverse mortgage could do for them. This page covers Stoney Creek’s home values, why its 2026 tax rate changes from street to street, and a worked example of paying off a line of credit.
Stoney Creek homes and what they mean for the amount
Stoney Creek’s history goes back more than 200 years. Settlers, mostly Loyalists, arrived from 1786, and the first Women’s Institute was founded here in 1897 (The Canadian Encyclopedia).
The Battle of Stoney Creek was fought on June 6, 1813, and the battlefield was named a National Historic Site in 1960 (Parks Canada). Battlefield House Museum stands at 77 King Street West.
Today the community lies on both sides of the escarpment. The old town and the lakeshore are below it. Upper Stoney Creek sits on top.
The average Stoney Creek sale over the 12 months to September 2026 was $766,119 (Cornerstone Association of REALTORS). On that value, a reverse mortgage could give up to about $387,000 at 65 and up to about $442,000 at 75.
Rural roads and the amount
Some Stoney Creek homes are on rural roads, with larger lots. Rural properties qualify with some lenders, sometimes for a smaller amount than a home in town. The appraisal and each lender’s rules for the location decide the number.
Stoney Creek’s 2026 tax rate, explained plainly
Hamilton charges some services by area, which the City calls area rating. A home inside the transit service area is “urban”; a home outside it is “rural”. The type of fire service (full-time, composite or volunteer) changes the rate too (City of Hamilton, Area Rating).
The result is five different 2026 rates in Stoney Creek alone. The City’s example uses a home assessed at $387,100 (City of Hamilton, 2026 tax rates):
| Stoney Creek service area | 2026 rate | Taxes on $387,100 |
|---|---|---|
| Urban, full-time fire | 1.420% | $5,497 |
| Urban, composite fire | 1.339% | $5,183 |
| Urban, volunteer fire | 1.306% | $5,055 |
| Rural, composite fire | 1.283% | $4,965 |
| Rural, volunteer fire | 1.250% | $4,837 |
The assessed value is the MPAC figure on your bill, not a sale price. A reverse mortgage doesn’t change your rate, and you keep paying the tax yourself. If your income is $44,568 or less and you’re 65 or older, read the Hamilton property tax deferral guide first, since the City’s programs may cost less.
An illustrative Stoney Creek example
Here is a composite example, not a real client. An illustrative widower, 70, owns a detached home in lower Stoney Creek worth about the district average of $766,119. At 70, a reverse mortgage could give him up to about $405,000.
He still owes $90,000 on a home equity line of credit, with a monthly payment that rose with rates. At closing, the $90,000 is paid off first, from the same money. That leaves up to about $315,000 of his $405,000 approval, which he doesn’t have to take.
After closing he has no required monthly mortgage payments, and the line of credit payment is gone. He keeps paying his property tax, insurance and upkeep.
Interest is added to what you owe, though rising home values often cancel out some or all of it. If he later wants to pay some back, some lenders allow up to 10% of the balance a year without a charge.
Winter, help at home, and family nearby
The City pays a Snow Clearing Subsidy of $450 a season to homeowners 65 and older, or with a physical disability, with no able adult in the home and an income below the City’s limit ($31,317 for one person, $44,289 for two). It covers the sidewalk and front-door access, not the whole driveway. The City also lists Stoney Creek Seniors Outreach as a community option (City of Hamilton, Snow Clearing Subsidy).
For owners above that income, a reverse mortgage can pay for clearing, home care or repairs. Others use it to help a child buy a home in Stoney Creek while staying in the family house.
Who it fits in Stoney Creek, and who it doesn’t
A reverse mortgage tends to fit Stoney Creek owners who plan to stay, still carry a mortgage or line of credit, or want to help family now. It’s usually a poor fit if you plan to sell within a few years, or if a smaller home nearby would cover your needs.
The downsizing cost guide shows what a move really costs.
Stoney Creek covers city streets below the escarpment and rural lots above it, and lenders don’t treat the two the same way. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for your exact address, and the lender you choose pays the brokerage after the mortgage funds.
